Walk 12th Avenue South from Wedgewood to Kirkwood this August and the neighborhood no longer reads as one continuous strip. The north end, anchored on the Ashwood and Ashford blocks at 2212 12th Ave S, has become a showroom row for national brands that arrived in the last twelve months. The middle and southern blocks, closer to Sevier Park, still belong to the local operators who were here before the buildout.
The useful thing to know as a resident is that these two ends now run on different clocks. Weekend foot traffic concentrates north. Weekday routines still live south. The map below is organized that way on purpose.
The north end quietly became a showroom row
Between late 2025 and spring 2026, a cluster of national brands filled the Ashwood 12 South development and the Ashford building next door. 7th Avenue, a Los Angeles modular-sofa brand, opened an appointment-based showroom on March 27, 2026, running 10 a.m. to 6 p.m. seven days a week. At Ashwood 12 South, it joined Herman Miller, Todd Snyder, Sézane, Reformation, Vince, Birkenstock, Yellow Rose by Kendra Scott, and Jo Malone.
The retail block reads like a directory now:
- KREWE, 2803 12th Ave S. The New Orleans eyewear brand moved into a permanent home here, part of a national footprint that has grown to 18 stores.
- Cynthia Rowley, 2212 12th Ave S, Ste. 2. Rowley's Nashville storefront translates her surf-meets-city aesthetic into a boutique built as a community hub.
- Loeffler Randall, 2510 12th Ave S. The NYC label opened its largest store to date on the strip in late 2025.
- 7th Avenue, in the Ashwood cluster. First Tennessee location, appointment-forward, sofa-only.
- Enzo Custom. A custom-suit shop working with fabrics from Zegna and Loro Piana.
- Sushi-san and La La Land, Ashwood 12 South. Sushi-san's first location outside Chicago; La La Land's easternmost.
Two more are on the near-term calendar. Johnnie-O, the West Coast prep menswear brand recognized as the Nashville Predators' official travel wear partner, is opening its second Tennessee store at 2212 12th Ave. South this spring. Anthropologie has also been announced for the strip.
If you live here and you keep hearing an unfamiliar name at a dinner party, it is almost certainly on this block.
Au Cheval is the fall story, not the summer one
The one arrival most worth putting on a calendar is not open yet. Au Cheval, the Chicago diner concept from Hogsalt Hospitality, will open at 2212 12th Ave. S. #124 in the Ashford 12 South development in late fall 2026, per its permit filing. The space is 4,435 square feet indoors with an additional 575 square feet of patio.
The operating structure is the tell. Brendan Sodikoff of Hogsalt is partnering with Sam Fox, founder of Author & Edit Hospitality, to bring the concept to Nashville. Author & Edit is the same group behind The Twelve Thirty Club on Upper Broadway. The menu is the version regulars in Chicago and New York already know: salads, burgers, egg dishes, honey-fried chicken, and matzah ball soup, with beer, wine, and cocktails.
This is why summer reservations at Sushi-san and La La Land have felt tighter than they read on paper. The Ashford block is being staged for a bigger opening in November.
The middle blocks are where locals still set the tempo
Between the Ashwood cluster and Sevier Park, the strip still runs on operators who arrived years earlier. It helps to see the continuity plainly:

Ofelia's move is the small story that captures the larger one. Max Adler, the owner, has said 12 South has a "very local, homey feeling," and that he hopes it stays that way.
The pop-up-to-storefront arc is the version of 12 South growth that most residents want more of. The Ashford cluster is the version they debate.
That debate is not abstract. In September 2025, Dallas-based investors purchased a property on the strip for $10.6 million with plans for a retail development of more than 12,000 square feet. The next twelve months of storefront announcements will come out of that deal.
Tuesdays at Sevier Park are still the actual weekly anchor
If the Ashford block is what visitors come for, the Sevier Park block is what residents keep. The 12 South Farmers Market runs every Tuesday from May 5 through October 27, 2026, 4 to 7 p.m., in its 16th season. Live music, food trucks, and locally grown produce are the standing bill.

For August specifically, the two Tuesdays that matter are the 4th and the 18th. The Back to School Bash lands the week before Metro schools' first bell, and the Honey Bee Festival is one of the few nights of the summer when the market crowd skews local rather than tourist.
The park itself has quietly added texture. A public upright piano now sits in Sevier Park, installed by Chad Frick, and residents have been playing it into the evening through the summer. The Sevier Park Community Center anchors the park's north edge with a gymnasium, upper-level walking track, dance and movement room, and fitness center. The fireflies at dusk are worth staying for.
A resident's August, mapped
Here is how the two ends fit together in a single week this month.
Tuesday afternoon still belongs to Sevier Park. Walk the market between 4 and 5 before the food-truck lines set in, then drift north for an early dinner at Ofelia rather than the Ashford block. Wednesday and Thursday are the quiet windows for the north-end showrooms; the 7th Avenue appointments and Cynthia Rowley are noticeably calmer midweek than they are on Saturday.
Weekends are when the split shows. Saturday brunch at Butter Milk Ranch or Frothy Monkey holds the middle of the strip; Sushi-san and La La Land are pulling the reservation weight on the north end; the Bottle Cap patio and 12 South Taproom absorb the late afternoon. Sunday morning belongs to the Sevier Park walking track and the piano. Save Au Cheval for November.
The through line is that 12 South did not just add stores this year. It reorganized itself into two adjacent neighborhoods that happen to share a street name. Knowing which one you are walking into is now the difference between a good hour and a long wait.
