Why the Bahamas

A Place Apart

The Bahamas isn't just a destination — it's a decision. A decision to live differently, invest intentionally, and build a life where the water is always close.

Just 50 miles off the coast of Florida, the islands offer something increasingly rare: privacy, permanence, and natural beauty that hasn't been compromised. With no income tax, no capital gains tax, and no inheritance tax, The Bahamas rewards those who choose it wisely.

CHORD partners with trusted local specialists to bring Nashville's advisory standard to one of the Caribbean's most compelling markets.

Popular Areas

Know the Islands

Nassau & New Providence

Nassau & New Providence

The commercial and cultural center of The Bahamas. Home to international schools, private hospitals, luxury shopping, and some of the most established real estate in the archipelago.

Paradise Island

Paradise Island

Directly connected to Nassau by bridge, Paradise Island is home to Atlantis, private marina communities, and a number of branded luxury residences. High demand, limited inventory.

Exuma

Exuma

Exuma is where serious lifestyle buyers — and a growing number of celebrity and UHNW buyers — are acquiring private island parcels and boutique estates.

Eleuthera & Harbour Island

Eleuthera & Harbour Island

Harbour Island's pink-sand beaches have made it a longtime favorite of a quieter kind of luxury buyer — writers, artists, and those who've already done the big house.

Abaco

Abaco

A boater's paradise. The Abaco chain is a network of cays with protected waters ideal for sailing and sport fishing. A strong expat and second-home community has taken root here.

Bimini

Bimini

The closest Bahamian island to the U.S. mainland — just 50 miles from Miami. Increasingly positioned as a quick-access escape, with new resort development and marina expansion underway.

Is This Right for You?

Buying Process for U.S Buyers

What to Expect

Buying in The Bahamas is more accessible than most buyers assume. Foreign ownership is broadly permitted, though purchases may require registration or a permit under the International Persons Landholding Act. The process — while different from a U.S. transaction — is well-established.

Identify & Advise

CHORD works with you to define your goals — lifestyle, investment, residency, or all three — and matches you with vetted local partners who know specific island markets deeply.

Property Search & Due Diligence

Your local partner conducts title searches and due diligence through the Registry of Records. CHORD coordinates the advisory layer throughout.

Offer & Purchase Agreement

Offers are made through a Purchase and Sale Agreement. A deposit (typically 10%) is held in escrow.

Closing & Registration

Foreign buyers register their purchase with the Bahamas Investment Authority (BIA). VAT/conveyance tax is commonly 10% on many transactions and is often split between buyer and seller. Rates and treatment should be confirmed by Bahamian counsel.

Ongoing Advisory

CHORD remains your point of contact — for rentals, property management referrals, and any future decisions around the asset.

Residency & Tax Lifestyle

The Bahamas has become a serious consideration in high-net-worth tax and lifestyle planning conversations — not as a tax shelter, but as a legitimate, well-functioning jurisdiction with significant advantages.

No Income Tax Residents of The Bahamas pay no personal income tax on worldwide income.

No Capital Gains Tax Gains on investments and real estate are not taxed at the personal level.

No Inheritance or Estate Tax Generational wealth transfer is not taxed under Bahamian law.

Permanent Residency Foreign nationals who purchase residential property valued at $1,000,000 USD or more may apply for Economic Permanent Residency. Properties valued at $1.5M+ qualify for accelerated review. Investments must be held for a minimum of 10 years.

CHORD works alongside your existing tax and legal advisors — we are not attorneys or CPAs. This is general information only. Always engage qualified Bahamian counsel for residency and tax guidance.
