Fifteen highly targeted investors from across the US, Canada, and beyond arrived at the second Invest Panama Summit with curiosity. They left with clarity.

That was the most striking observation Steve Luther shared following the May 28-30 event.

What Stood Out Most

"The group was very diverse. We had Canadians, different states in the US, people from different parts of the world. But what struck me was that they all had a very similar reaction to what my wife and I had on our first visit to Panama," Steve explains.

"Everybody was just shocked. Like, 'What is this place? How have we not heard about this?' They came curious, but they left with clarity."

That pattern repeated itself across the attendee group. Initial skepticism transformed into genuine conviction through direct experience.

The Surprise Factor

International real estate marketing often makes promises. What visitors discover on the ground either confirms or contradicts those promises. In Panama's case, the ground truth exceeded expectations.

"You can only get so much from photos and video," Steve notes. "It really does take you by surprise when you put boots on the ground there. You just don't expect it."

That surprise translates into something more valuable than marketing materials: authentic confidence in decision-making.

Property Diversity Resonated Differently

While attendees all responded positively to Panama overall, specific properties resonated differently based on individual priorities:

Santa Maria attracted investors seeking stable long-term appreciation. The gated community model, Jack Nicklaus golf course, and 284 hectares of planned development appealed to those prioritizing property value growth over immediate tourism income.

Playa Caracol and Amador drew investors excited about tourism potential and infrastructure investment. The scarcity of available oceanfront land combined with major development (Margaritaville) and proximity to the Panama Canal appealed to appreciation-focused buyers.

Casco Viejo captured hearts based on authentic charm and vibe. The historic district's cultural authenticity, walkable plazas, and genuine neighborhood character attracted buyers envisioning personal use alongside investment returns.

Costa del Este interested those focused on multinational business presence. The concentration of international corporate headquarters created sustained rental demand profile attractive to cash-flow-focused investors.

Selvetica and other pre-market deals appealed to savvy investors seeking first-mover advantage on friends-and-family offerings providing better pricing than public launches.

One Project, Multiple Appeals

Remarkably, attendees found different things compelling about the same properties. One investor saw Playa Caracol as a pure appreciation play. Another saw it as a personal beach retreat. A third evaluated it through a rental income lens.

"We really had people zeroing in on different projects that spoke to them," Steve observed. "But they all in general loved everything. They just resonated with one project or two over the others, and they were all different for different reasons."

Why Clarity Matters

Attending the summit replaced speculation with direct knowledge. Investors met developers, attorneys, and property managers face-to-face. They toured completed projects, walked construction sites, and experienced neighborhoods firsthand.

"I don't suggest wiring a bunch of money from a Zoom call," Steve emphasizes. "Shake hands, meet the people, get a comfort level, build that trust, and then you'll feel much more comfortable with the decision."

The Momentum Effect

The summit's success extended beyond individual investor clarity. Attendees generated internal momentum.

"They all got so excited that they were asking, 'Can you send me all the material? I've got friends and family that I need to show this to.' They're starting to tell people about it and they want to bring more people down."

Additionally, CHORD's Nashville-based client base watched summit photos and videos on social media. Their response: "Make sure you call me for the next one. I want to be there."

This word-of-mouth momentum, combined with organic attendee enthusiasm, created genuine demand for expanded future summits.

What Comes Next

Strong interest from people who missed the May summit led CHORD to explore accelerated timing. A potential September summit (coinciding with birthdays for Steve, Ashley, and Van) is under consideration, along with alternative timing like January/February for dry season weather.

The third annual summit is being planned to accommodate greater demand while managing logistical constraints. Helicopter access, catamaran tours, and bus logistics limit practical group size, but the desire for broader attendance is clear.

The Takeaway

International real estate investment succeeds when curiosity converts to clarity. Panama's physical reality aligns with its investment thesis well enough that direct experience creates genuine confidence.

Investors who arrived with questions departed with answers. Some will move forward with purchases. Others will continue research. All left with first-hand understanding replacing speculation.
