Panama's Qualified Investor Visa, often called the Golden Visa, has offered one of the fastest routes to permanent residency in the Americas. Foreign nationals who invest in qualifying Panamanian assets can receive permanent residency from day one, with citizenship eligibility after five years.
The most accessible route has been real estate. Since 2020, buyers have been able to qualify with a minimum property investment of $300,000. That threshold is scheduled to rise to $500,000 on October 15, 2026.
Why the Real Deadline Is Earlier Than It Looks
October 15 is the date the price changes, not the date to begin. To lock in the current $300,000 level, the investment has to be fully realized and the visa application submitted to the National Migration Service before the deadline. In practice that means funds transferred from abroad, the property title or promise of sale properly documented, and the application filed.
None of that happens overnight. Attorneys in Panama consistently advise clients to have everything completed at least a month ahead, which points to a working target closer to mid-September. Add property selection, due diligence, and closing on top of that, and buyers who want the current threshold are realistically making decisions now, not in the fall.
The Three Investment Routes
The Qualified Investor Visa recognizes three qualifying investments: at least $300,000 in real estate, $500,000 in Panamanian securities through a licensed broker, or a $750,000 fixed-term bank deposit. Each must be held for a minimum of five years to maintain residency. Real estate remains the most common choice, and it is the route directly affected by the October change.
What This Does Not Change
The increase adjusts one pathway's entry point. It does not close Panama's residency door. Other options, including the Friendly Nations Visa, remain available at different investment levels for those who miss the window or prefer a different structure. Thresholds can also shift again, as they have before, so the current schedule is the planning basis rather than a guarantee.
