Steve Luther notices a shift in client conversations. More investors ask about international real estate not primarily for returns, but for what he calls "Plan B."

"A lot of people now are looking at plan B," Steve explains on the Pending and Trending podcast. "A lot of people are looking at different retirement options."

This represents a fundamental change in how Americans think about real estate investment.

What Is Plan B Thinking?

Plan B thinking means maintaining geographic optionality: the ability to relocate if US conditions deteriorate for economic, political, or personal reasons.

"This whole concept of having multiple passports and being very mobile around the world is really appealing to a lot of people," Steve notes.

International real estate purchases that also create residency pathways serve dual purposes: investment returns plus optionality insurance.

Why Now?

Several factors drive increased American interest in geographic optionality:

Economic Concerns: "You never want to think about America losing the reserve currency status, but historically, it's probably going to happen at some point. That can change things drastically."

National debt levels, currency concerns, and policy uncertainty create risks that didn't exist at previous scale. Investors who weathered 2008 and COVID understand concentration risk applies to countries, not just individual assets.

Political Polarization: Without getting overtly political, Americans across the spectrum feel increasing uncertainty about long-term US trajectory. Geographic optionality provides insurance regardless of which specific concerns motivate you.

Remote Work Revolution: "A lot of people now work remote," Steve observes. If location no longer dictates employment, why limit options to US cities?

The European Comparison

"It's very common for wealthy people in Europe to have property in three or four different countries. It's a norm," Steve explains. "I think Americans are waking up to that now."

Europeans normalized geographic diversification generations ago. Wars, regime changes, and economic upheavals taught hard lessons about concentration risk. Americans are learning similar lessons, just later.

Panama's Specific Appeal for Plan B

Panama offers several advantages for Plan B seekers:

Accessible Residency: $300,000 real estate investment qualifies for permanent residency with citizenship available after five years. This creates genuine optionality, not just vacation property.

No Dual Citizenship Prohibition: "You can apply for citizenship. Dual citizenship allowed, no need to renounce US citizenship." Maintaining US citizenship while gaining a Panama passport provides maximum flexibility.

Proximity to US: Three to five hour flights from most major US cities means Panama isn't truly "abroad" logistically. "You don't have to worry about trying to jump on calls for business and being in a completely different time zone if you're in Europe or Asia."

Dollar Economy: Using US dollar as official currency eliminates currency risk while still providing geographic diversification. You get international exposure without adding currency complexity to your portfolio.

Beyond Wealthy Individuals

Plan B thinking extends beyond ultra-high-net-worth individuals. "A lot of markets in America, for retirees, it's difficult to live a really quality lifestyle in certain markets. And you find when you look overseas, it opens up a lot more options for you."

Middle-class retirees discover their savings stretch further internationally while maintaining or improving quality of life. Geographic optionality becomes a retirement strategy, not just crisis insurance.

The Investment Component

Plan B properties still need investment merit. "We try to make sure everything works short-term or long-term. We also want to make sure there's enough liquidity. So if they needed to resell, they could resell."

That assumption is breaking down. More Americans view international residence as a viable option, not an extreme measure. This mindset shift drives real estate decisions independent of immediate relocation plans.
